The area

This area of the state of Colorado rightly claims status as one of the first in the country to be colonized. Contributing to the history, Costilla County features as Colorado’s first established county and home to its oldest town, San Luis with historical and natural beauty, Costilla County offer fun for all ages. This is a very nice and highly desirable area of Costilla County, Colorado.

This property offers the off-the-grid privacy with the convenience of being not too far from the cities of Fort Garland and San Luis for all of the essentials.

Transportation

Getting in and around the ranches is very easy with state highway access from 159 and 160. The roads in the ranches are also maintained by county and state and permanently available throughout the year. If you want to have a place to stay on your land there are several options. RV’s and mobile homes are allowed with some restrictions and permitting requirements. Mobile homes must have been manufactured after 1975. RV’s are also permitted with some time limitations as specified by Costilla county. Generally you can get a long-term permit, valid for 60 days and able to be renewed 3 times. There are other types of permits available, for instance while you are building your home, so check with the county for your exact needs. Costilla County representatives are super-friendly and knowledgeable. They can be reached in the Planning & Zoning office at 719-937-7668.

Bulilding

There is no commitment or time limit to build, but if you choose to you are certainly welcome to on your land. One- or two-story homes can be built on these lots. A one-story home must be at least 600 square feet, while a two-story home must have a minimum of 800 square feet. With lots in these subdivisions all over 5-acres, you will have plenty of room for your home as well as ample space to enjoy your land year-round. Accessory structures, such as garages, guesthouses, barns, stables, and greenhouses, are not considered in the minimum square feet for each ranch.

Utilities

Land in these ranch subdivisions are remote and rural. In the majority of cases electricity can be far away. But check with the local provider if you wish to pull power to the lots directly to verify costs. Solar is a great option in these areas as is wind. Check with the state to see what kind of incentives are offered. Water on property is best supplied by a well and typical depths range from 100-400 feet depending on the location, but can also be provided by a delivery and storage arrangement. If you do choose a well, residents here can augment your personal permit to supply a small garden. There is also a free, potable water supply located along highway 160 between mile markers 241/242. For heat and cooking, most residence utilize propane tanks. These can be delivered and refilled by local vendors. The local area also hosts a “wood fest” several times a year for access to forests for tree-cutting, pick up and delivery. Check with the local community for details. There is so much to see and do in the area such as: the Monte Vista National Wildlife Refuge, The Great Sand Dunes National Park which have the largest sand dunes in North America, hiking, off roading, 4-wheeling, farming, camping, fishing.

Outdoor Recreation

Colorado is an outdoor paradise for sportsmen and vacationers, presenting a panorama of recreation opportunities.

More than one-third of Colorado’s land has been reserved for public recreation, with hundreds of thousands of acres operated by the U.S. Forest Service, the Colorado State Land Board, and the Colorado Department of Game, Fish and Parks. Some nearby nationally known parks and forest preserves include the San Isabel National Forest, the Rio Grande National Forest, and the Carson National Forest.

The Sand Dunes offer numerous activities. The most popular is hiking, as the area is filled with countless trails. Some of these hikes take a few minutes while others take hours. Hiking to the top of the High Dune is a popular endeavor. Though it is not the tallest dune, it appears that way from the visitor center. This hike is not done on a trail; the hiker zigzags up the sandy dune for a 650 foot gain.

Though the hike is not easy, the view from the top of the dune is worth the effort. Other hikes include the challenging Zapata Falls trail, which takes the hiker to the picturesque Zapata waterfall. For the not so adventurous soul, the Sand Ramp Trail takes you on an easy hike through the dunes. Many of the other trails can be toured with a trail guide, giving insight about the history of the dunes. These trails are beautiful and must be undertaken by foot; bikes are not permitted on the trails.

Other activities include castle building and kite flying contests, summer concerts, and photography workshops sponsored by Friends of the Dunes Inc. Also, if the area has received enough moisture, you can wade in the waters of Medano Creek, which flows at the base of the dunes. Originating as snow on the Sangre de Cristo Mountains, Medano Creek first flows to high alpine lakes, then through dense spruce and fir forest, beaver meadows and large aspen and cottonwood groves before it reaches the dunes. The water seems to disappear in the sand – only to reappear as ponds and verdant wetlands on the west side of the dunes.

The Park bustles with wildlife. Mule deer, elk, coyotes, golden and bald eagles, ravens, magpies, and just outside park boundaries bison, are all common sightings. Other interesting creatures include insects that have adapted to the sand and are unique to the area.

This is a hunters paradise. Wildlife is quite seen throughout the area and hunting licenses are obtainable. There are rifle, bow and Black Powder months. Deer, antelope, elk, birds, etc.

Cultural Activities

Taos, New Mexico, the famous ski resort and artists’ paradise, presents the historic Taos Pueblo, Galleries, river rafting in the summer and snow skiing / boarding in the winter. They also have periodic festivals bringing in many visitors annually. You will appreciate the old churches as well as a large variety of museums.
Fort Garland is very close to the ranchettes housing the Kit Carson Fort and museum. To the north, you are very near to the Great Sand Dunes National Monument, the Great Sand Dunes Country Club, which features of its golf course ranked as one of the top courses to play, by Golf Digest. To the south will be San Luis, the oldest town in Colorado. Do not miss the Stations of the Cross; they are fabulous along with the Gallery of Huberto Maestas.

Towns Nearby

The Sangre de Cristo Ranches are in Costilla County, Colorado. Seven miles east of Fort Garland, 33 miles east of Alamosa, and 50 miles west of Walsenburg. It’s only 90 minutes to Taos, NM where there are several museums, lots of shopping, many cultural events. It’s a 20 min drive to Fort Garland. Alamosa is located 45 min. away for major shopping- Walmart, Home Depot etc…

The ranch sites are accessible by air through Alamosa, a city straddling the historic Rio Grande River, just 33 miles to the west. Continental Airlines provides daily scheduled flights through Alamosa Municipal Airport. There are also private airports in Blanca (just 15 minutes west) and San Luis.

AIR TRAVEL: 

United Airlines (United Express) provides four scheduled flights per day to Alamosa Municipal Airport. Blanca and San Luis supplies private airports.

BUS SERVICE:

Greyhound bus lines serves Alamosa, Ft. Garland, Blanca, and Pueblo.
Numerous highways crisscross the San Luis Valley – U.S. 285 from North to South, U.S. 160 (the famed Navajo trail) from east to west, and Interstate 25, which links Denver, Santa Fe, Albuquerque.
